SW Florida Single Family Home-Summer Market Update β July 2025

π΄ SW Florida Summer Market Update – Surprising Trends in 2025! | Josh Bohling - LPT Realty SW FL
Summer in Florida typically brings slower real estate activity — think storms, scorching temps, and fewer tourists. But this year? It's a little different. π
In Q2 of 2025, we're seeing more buyer activity than in recent summers. Offers are being written(even a good number of multiple offers), showings are up, and while we're not breaking sales records, there's real momentum building.
Yes, there are headlines out there highlighting a sluggish market and rising inventory, and some of those concerns are valid. We’ve seen rapid growth in SW FL in recent years, followed by a necessary cool-down due to factors like rising home prices, higher holding costs (like insurance), cautious buyers, overbuilding, and broader economic uncertainty. πͺοΈποΈπ
But let’s look at the real numbers...
π Lee County – Single Family Homes (June 2024)
π Closed sales up 9.9%
π‘ New listings up 3.8%
β‘οΈ Inventory is tightening, especially in popular price points.
π΅ Median price per sq ft down 5.2%
π Median sales price down 3.9%
π» Homes are selling at 4.3% below list price – solid deals for buyers when homes are priced right.
π We’re at 6.4 months of supply – that’s a balanced market.
π₯ High demand in:
-
Gulf access homes
-
Remodeled and correctly priced homes
-
Affordable pool homes
ποΈ Lower demand in:
-
Flood zone properties
-
Homes further inland
-
Projects needing updates
-
Overbuilt New Construction developments
π Collier County – Single Family Homes (June 2024)
π Closed sales up 11%
π New listings down 0.5%
π¦ Inventory still high year-over-year, but cooling off since season.
π 6.8 months of supply = balanced market.
π΅ Median sales price down 3.2%
π Price per sq ft down 3.5%
π» Buyers negotiating an average of 6.3% off list price when homes are priced properly.
β Collier County remains a more stable and consistent market vs Lee County, with fewer price drops but also fewer surprises.
π§ What Does It All Mean?
Both Lee and Collier counties are offering noteworthy deals compared to the 2023 peak. Lee is seeing deeper discounts and faster tightening in certain home segments. But across SW FL, the summer market is far from stagnant.
π The takeaway?
Now is a window of opportunity. The market may stay flat or even dip slightly through early fall, but with tightening inventory in key areas, that window won’t stay open forever.
If you’ve been on the fence or waiting for the “right time,” let’s talk strategy.
