Naples Single-Family Homes
* Median Sales Price: $800,000 (Down 1.5% vs last year!)
* Median Sold $/SqFt: $389 (Up 2.1% vs. last year!)
* Active Inventory: 2,780 (Down 17.8% vs. last year!)
* Months Supply of Inventory: 9.3 (Down 18.9% vs. last year!)
Takeaway: The Naples single-family home market is seeing a some appreciation in value, with the median sold price per square foot up 2.1% from last year. At the same time, inventory is down significantly, with nearly 18% fewer homes on the market. This is an indicator of a changing market that is starting to rebound and become more competitve.
Naples Condos & Townhouses
* Median Sales Price: $500,000 (Flat at -.2%)
* Closed Sales: 368 (Up 33.3% vs. last year!)
* Active Inventory: 3,382 (Down 12.6% vs. last year!)
* Months Supply of Inventory: 9.2 (Down 34.5% vs. last year!)
Takeaway: The Naples condo market has become more active, with closed sales up by a third compared to last year! Inventory is also down, making this a more competitive space for buyers. If you're a condo owner thinking of selling, now is an excellent time to do so.
