π΄ SW Florida August Market Update – Naples | Josh Bohling - LPT Realty SW FL
Summer in Florida usually slows the real estate market — storms, heat, and fewer tourists. Yes, headlines about sluggish sales and rising inventory aren’t wrong. As the market has cooled, what do the numbers look like? πͺοΈποΈπ
The data shows the real story...
π Naples – Condos & Townhouses (July 2025 vs 2024)
π Closed sales: 266 (down 9.2%)
π¦ Active inventory: 2,623 (down 19.4%)
π‘ New listings: 352 (down 4.1%)
π΅ Median sales price: $431,000 (down 8.3%)
π Median price per sq ft: $275 (down 10.3%)
β³ Median days on market: 109 (up 45.6%)
π Months of supply: 9.9 (up 31.6%)
π» List-to-sale ratio: 93.4% (down 1.5%)
β Takeaway: The Naples condo/townhome market is leaning strongly toward buyers — with notable price reductions, fewer new listings, and longer days on market. Buyers have room to negotiate and more choices than last year with prices that have dropped 8.3% based on Median Price or 10.3% based on Sq. Ft.
π Naples – Single Family Homes (July 2025 vs 2024)
π Closed sales: 333 (up 15.2%)
π¦ Active inventory: 2,428 (up 10.9%)
π‘ New listings: 469 (up 8.8%)
π΅ Median sales price: $695,000 (down 6.1%)
π Median price per sq ft: $347 (down 4.7%)
β³ Median days on market: 73 (up 35.2%)
π Months of supply: 7.3 (down 3.7%)
π» List-to-sale ratio: 94.2% (down 0.5%)
β Takeaway: The Naples single family home market is favoring buyers — with notable price reductions, newer listings that are up vs this time last year, and longer days on market. Buyers have room to negotiate and more choices than last year with prices that have dropped 6.1% based on Median Price or 4.7% based on Sq. Ft. There are some deals but Naples single family home market is one of the more stable markets in the region.
π§ What Does It All Mean?
Condos/Townhomes → Pricing has softened, months of supply jumped significantly, and time on the market is increasing. This creates excellent opportunities for buyers who are ready to move now.
Single Family Homes → Pricing has softened, months of supply jumped significantly, and time on the market is increasing. Which is the exact same as the Condo Market, the difference? The Naples Single Family home market although taking a hit in price is one of the more resilient in the region. There are deals but not as deep as other cities or home type categories.
π The takeaway: Naples buyers have a unique window of opportunity this summer. Inventory remains healthy, pricing is adjusting downward, and sellers are negotiating. Condos, Townhomes and Villas are leading the Naples Market in value or price depreciation but the Naples market is showing it's strength as a more stable market in the area.
