- Median Sales Price: $1,400,000 (Down 12.2% vs. last year)
- Closed Sales: 33 (Up 200.0% vs. last year!)
- Active Inventory: 233 (Down 25.6% vs. last year!)
- Months Supply of Inventory: 7.1 (Down 75.2% vs. last year!)
Takeaway: The Sanibel single-family home market is experiencing a significant tightening of inventory, down over 25% compared to last year. While median sales prices have decreased by 12.2%, the months supply of inventory has dropped dramatically to 7.1 months, indicating a shift towards a more balanced market.
