🌴 SW Florida April Market Update Sanibel – Josh Bohling - LPT Realty SW FL

April in Southwest Florida marks the last month of our peak season, as perfect weather, bustling activity from "snowbirds," and motivated buyers create a dynamic real estate environment. While national headlines continue to discuss market adjustments, it's important to focus on what's happening locally. Following a period of rapid expansion, the market has found its footing: prices have stabilized, insurance costs have leveled off, and we're seeing more informed buyers navigating a healthier inventory landscape.

But the local Sanibel numbers paint the true picture...

Sanibel Single-Family Homes

  • Median Sales Price: $1,400,000 (Down 12.2% vs. last year)
  • Closed Sales: 33 (Up 200.0% vs. last year!)
  • Active Inventory: 233 (Down 25.6% vs. last year!)
  • Months Supply of Inventory: 7.1 (Down 75.2% vs. last year!)

Takeaway: The Sanibel single-family home market is experiencing a significant tightening of inventory, down over 25% compared to last year. While median sales prices have decreased by 12.2%, the months supply of inventory has dropped dramatically to 7.1 months, indicating a shift towards a more balanced market. With fewer homes available and closed sales up an incredible 200%, buyers need to be prepared to act decisively.

Sanibel Condos & Townhouses

  • Median Sales Price: $555,000 (Down 38.3% vs. last year)
  • Closed Sales: 14 (Down 6.7% vs. last year)
  • Active Inventory: 193 (Down 5.9% vs. last year!)
  • Months Supply of Inventory: 13.8 (Up 0.9% vs. last year)

Takeaway: The condo market in Sanibel is seeing a slight decrease in activity. Closed sales are down 6.7% year-over-year, while active inventory has decreased by 5.9%. This combination of decreased demand and reduced supply has kept the months supply at 13.8 months. This is a great opportunity for buyers to capitalize on the decreased competition and lower median sales prices.

What Does It All Mean?

The Sanibel market is showing clear signs of tightening inventory across single-family homes, with a slight decrease in condo inventory. With active listings down significantly for single-family homes, buyers are facing less competition, which is driving up sales activity. For sellers, this reduced inventory presents a favorable environment to list your property. For buyers, it's crucial to have a knowledgeable agent to help you navigate this competitive landscape and secure the right home.

If you're thinking about buying or selling in Sanibel, let's talk. I can provide you with a personalized analysis of your property and help you make the most of this dynamic market.
