Summer in Florida usually slows the real estate market — storms, heat, and fewer tourists. Yes, headlines about sluggish sales and rising inventory aren’t wrong. After years of rapid growth on the barrier islands of Lee County, the market has cooled on Fort Myers Beach and Sanibel — with pricing at levels we have not seen in years!
But the local Sanibel and Fort Myers Beach numbers paint the real story...
π Sanibel – Single Family & Condos (July 2025 vs 2024)
* π Closed sales: 17 (down 6.3%)
* π¦ Active inventory: 344 (down 65.4%)
* π‘ New listings: 41 (up 41%)
* π΅ Median sales price: $945,000 (down 6%)
* π Median price per sq ft: $427 (down 28.5%)
* β³ Median days on market: 114 (down 2.2%)
* π Months of supply: 20.2 (up 55.7%)
* π» List-to-sale ratio: 90.1% (flat at .7%)
β Takeaway: Sanibel is showing lower sales price and a price per square ft. that is down consderably with longer days on market and a significant rise in supply. Buyers have lower prices with negotiating power, especially on properties sitting longer. This is leading to some of the most attractive pricing in years!
π Fort Myers Beach – Single Family & Condos (July 2025 vs 2024)

* π΅ Median sales price: $540,000 (up 1.3%)
* π Median price per sq ft: $382 (down 30.2%)
* β³ Median days on market: 70 (down 33.2%)
* π Months of supply: 21.0 (up 25.7%)
* π» List-to-sale ratio: 90.4% (down 1.9%)
β Takeaway: Fort Myers Beach is softer across the board, with fewer sales, price dips, and higher supply there are deals on Fort Myers Beach, some of which have not been seen in years!
π§ What Does It All Mean?
Sanibel → Sales are slow and prices are dropping to levels we have not seen in years. Longer days on market create buyer opportunities and deals for the savvy buyers in todays market.
Fort Myers Beach →Similar to Sanibel, prices are softer, inventory is higher than demand, and with demand that is cool, this has created an opportunity to get onto Sanibel Island at a price that has not been seen for some time. Lots of opportunity for buyers in todays market.
