While national headlines continue to discuss market adjustments, it's important to focus on what's happening locally. Following a period of rapid expansion, the market has found its footing: prices have stabilized, insurance costs have leveled off, and we're seeing more informed buyers navigating a healthier inventory landscape. ☀️🏖️📊

But the local Estero numbers paint the true picture...

Estero Single-Family Homes

*   Median Sales Price: $562,500 (Down 18.6% vs. last year!)
*   Closed Sales: 52  (Down 5.5% vs. last year!)
*   Active Inventory: 398 (Down 18.4% vs. last year!)
*   Months Supply of Inventory: 7.7 (Down 13.7% vs. last year!)

Takeaway: The Estero single-family home market is seeing a significant drop in inventory, down over 18% from last year. This is a key factor for buyers to consider, as it means fewer homes to choose from.

Estero Condos & Townhouses

*   Median Sales Price: $316,000 (Down 21% vs. last year!)
*   Closed Sales: 53 (Up a massive 89.3% vs. last year!)
*   Active Inventory: 357 (Down 18.7% vs. last year!)
*   Months Supply of Inventory:  6.7 (Down 57.0% vs. last year!)

Takeaway: The condo market in Estero is booming! Closed sales are up nearly 90%, and the months supply of inventory is down a staggering 57%. This is a balancing of the seller's market, and condos are in very high demand and selling at a discount. 

What Does It All Mean?

The Estero market is changing. The single-family home and condo/townhome market is tight, with low inventory. The condo market is on fire, with soaring sales and plummeting inventory. In both cases, it's a great time to buy with lower prices but prices do seem to be stabalizing. Buyers need to be prepared for a competitive market, especially for condos.
