North Port Real Estate Market Update β November 2026
As we head into November, Southwest Florida is shifting into season. Seasonal residents and out-of-area buyers are starting to return, and new listings typically pick up as sellers get ready for the busiest stretch of the year.
A few factors worth watching in the months ahead:
- Interest Rates: Where mortgage rates settle as we head into the new year.
- Season: The return of snowbirds and out-of-state buyers to the area.
- Cost of Ownership: Insurance and property taxes continue to play a big role in buyer budgets.
These elements will help shape buyer and seller behavior through the winter. But the local North Port numbers tell the real story...

Takeaway: North Port continues to post some of the strongest numbers in our coverage area. Months of supply is under 5 and down nearly 23% from a year ago, and sellers are still getting 97% of their asking price. Days on market ticked up to 52 and the median sold price dipped about 2% from August, but the median list price of new pending sales jumped 8.4%, a good sign that buyers are stepping up for well-priced homes heading into season.
π§ What Does It All Mean?
North Port remains one of the more affordable options in Southwest Florida, with a median sold price right around $304,000 and plenty of newer construction. Estimated property values are essentially flat over the past year (down just 0.7%), which tells us prices have found solid footing. Buyers still have a healthy selection and a little more time to make decisions, while sellers who price in line with recent sales are seeing strong offers close to list price.
Key Takeaway
North Port is holding firm as a seller's market, with tight inventory and strong sold-to-list ratios. As season kicks off, expect more buyers in the market. Sellers who list now with competitive pricing are in a great position, and buyers who move before the season rush may find a little less competition.
