Summer in Florida usually slows the real estate market — storms, heat, and fewer tourists. Yes, headlines about sluggish sales and rising inventory aren’t wrong but how do the numbers look in Lehigh Acres as more locals flock to the area and out of area buyers search for value.
π Lehigh Acres – Single Family Homes (July 2025 vs 2024)
* π Closed sales: 230 (down 3%)
* π¦ Active inventory: 1,531 (up 60.3%)
* π‘ New listings:** 625 (up 19.3%)
* π΅ Median sales price: $327,000 (down 6.6%)
* π Median price per sq ft: $210 (down 3.5%)
* β³ Median days on market: 53 (up 47.2%)
* π Months of supply: 6.7 (up 65.2%)
* π» List-to-sale ratio: 98.2% (down slightly, -0.7%)
β Takeaway: A balanced market with softer prices with big inventory incresase. Lehigh Acres is also seeing prices that are down 6.6% based on Sales Price or 3.5% based on Price Per Square Ft, which is leaving buyers room to negotiate.

β Takeaway: Condos/townhouses are in a buyer’s market — deeper discounts, much longer days on market, and plenty of negotiating room.
π§ What Does It All Mean?
Single Family Homes → Balanced market, prices softening slightly, but homes are still moving when priced correctly. Down about 6% year over year is very comparable to nearby cities.
Condos/Townhomes→ Deeper discounts, much slower sales pace, and excellent opportunities with long days on market and deep discounts in price per sq. ft.
πThe takeaway: Lehigh buyers have a unique window of opportunity this summer. Whether you’re eyeing a single-family home or a condo, conditions are favorable, pricing has eased, and inventory is available. The single family market, although down is holding fairly steady and consistent with the condo market offering deep discounts.
