Cape Coral Real Estate Market Update – September 2026

Single Family Home Market Overview

The single-family home market in Cape Coral is trending toward sellers, with prices climbing and homes selling nearly a third faster than last year:

*Median Sold Price - $394,500 (+7.8% year-over-year)
*Closed Sales - 422 homes sold 
*Median Days on Market - 38 days 
*Active Inventory - 2,172 homes 
*Months Supply of Inventory - 5.1 months (-11.5% year-over-year) 
*Sold-to-List Price Ratio - 97.1% 

What this means for you: Cape Coral single-family is one of the stronger markets in the region this month. The median price climbed almost 8% year-over-year, homes are selling nearly a third faster, and sellers are netting 97.1% of list price on average. New listings actually surged 22%, but demand is absorbing that new supply fast enough that active inventory still fell 15.7%.

Condominium Market Overview

The condo market in Cape Coral is still a buyer's market on paper, but it's tightening quickly beneath the surface:

*Median Sold Price - $192,500 (+3.5% year-over-year)
*Closed Sales - 36 condos sold 
*Median Days on Market - 81 days 
*Active Inventory - 270 condos 
*Months Supply of Inventory - 7.5 months (-24.0% year-over-year) 
*Sold-to-List Price Ratio - 93.4% 

What this means for you: Cape Coral condos are quietly firming up. Inventory and months of supply both dropped sharply year-over-year, and price per square foot jumped over 12%. Days on market ticked up slightly, but with this much less to choose from, buyers are having to move with more urgency than they did a year ago.

Bottom Line

Cape Coral is showing some of the clearest seller momentum in Southwest Florida this month. Both single-family homes and condos are seeing shrinking inventory alongside rising per-square-foot values — a combination that hasn't been common in this market over the past couple of years. Buyers looking here should expect more competition than they saw last summer.
