Fort Myers Real Estate Market Update – September 2026

Welcome to your September 2026 real estate market update for Fort Myers, Florida! As Southwest Florida's historic riverfront hub, Fort Myers blends a walkable downtown River District with a wide mix of housing, from historic bungalows to new construction near RSW International Airport. Whether you are looking to buy, sell, or simply stay informed, here is a detailed look at how the market performed in August 2026.

Single Family Home Market Overview

The single-family home market in Fort Myers is currently in a balanced market, with active inventory pulling back sharply and homes selling much faster than a year ago:

*Median Sold Price - $432,000 (+1% year-over-year)
*Closed Sales - 231 homes sold
*Median Days on Market - 46 days
*Active Inventory - 1,158 homes
*Months Supply of Inventory - 5.0 months (-11.3% year-over-year)
*Sold-to-List Price Ratio - 95.8%

What this means for you: Fort Myers single-family is quietly shifting back toward equilibrium. Active inventory fell 18.4% year-over-year and homes are now selling nearly a third faster, while the median sales price held essentially flat. Sellers who price at market are seeing renewed competition for well-presented listings, even though outright price appreciation remains modest. Buyers still have some room to negotiate, but that room is shrinking month over month.

Condominium Market Overview

The condo market in Fort Myers remains a buyer's market, though inventory is beginning to ease and days on market are falling fast:

*Median Sold Price - $219,500 (-8.5% year-over-year)
*Closed Sales - 150 condos sold
*Median Days on Market - 83 days
*Active Inventory - 1,287 condos
*Months Supply of Inventory - 8.6 months (-10.6% year-over-year)
*Sold-to-List Price Ratio - 93.2%

What this means for you: Fort Myers condo buyers still have real leverage — the median sales price is down 8.5% year-over-year and there is 8.6 months of supply on the market. But days on market fell nearly 28% and active inventory is contracting, which tells us the backlog is being absorbed. This window for buyers is real, but it's closing faster than it has in recent years.

Bottom Line

Fort Myers is a market in transition. Single-family homes are quietly moving back toward balance thanks to a shrinking supply pipeline and much quicker sales, while condos still offer buyers a price advantage — for now. Whether you're buying or selling in Fort Myers, timing and pricing strategy matter more than ever this fall.
