Is the summer market shit starting to happen in SW FL?

FEWER HOMES ON THE MARKET THIS WEEK THAN LAST.... LETS DIVE INTO THE NUMBERS....
As we roll deeper into April, the real estate rhythm in Southwest Florida is showing clear signs of seasonal shift—and this past week painted a vivid picture of what’s to come.
There are currently 491 fewer homes on the market than just a week ago. That’s a significant drop in available inventory, and it’s a trend we tend to see this time of year as seasonal residents begin heading back north. As more homeowners decide to hold off on selling or temporarily take their listings down, home buyers are seeing fewer and fewer options to choose from.
Here’s a quick snapshot of residential home activity over the past 7 days from the SW FL Multiple Listing services from 4/21/25-4/14/25:
**New Listings:** 679
**Back on Market:** 98
**Closed Properties:** 423
**Pending Sales:** 593
**Expired Listings:** 137
**Withdrawn Listings:** 115
The numbers tell the story—while fresh listings are still coming on, closed and pending activity (1,016 combined) are out pacing new inventory and properties coming back to market(777 combined). Meanwhile, over 250 properties (expired and withdrawn combined) have been pulled off the market entirely, further reducing active supply.
This tightening of inventory is something we expect to continue, or even accelerate, as the spring selling season winds down and our snowbirds migrate home. With fewer options available, buyers this time of year typically find shrinking inventory now, through summer.
If you’re thinking about buying, acting sooner rather than later could give you more options to choose from on the market, although there is still going to be an abundance of inventory, holding home prices down.
