Price per square foot was strong, rising almost 13% year over year to $839, which tells us buyers are still paying up for quality waterfront homes. Closed sales dipped slightly, and days on market increased. The big story is inventory, which is down over 23% from last year, with months supply down more than 19%. Buyers still have negotiating room, but the best properties are holding their value.

The median sold price held up better, down just under 4% year over year to $596,750. Days on market dropped by more than half compared to last year, and inventory is down about 16%. With months supply above ten, buyers have plenty of options and strong negotiating power, especially in older buildings.
Bottom Line
Marco Island remains a buyer-friendly market for both homes and condos, but lower inventory and rising price per square foot on single-family homes show that demand for quality island properties is still there. With the winter season starting, now is a great time for buyers to shop and for sellers to get their homes priced right and ready.
